Bridge Street Pizza Hut to be demolished for three-storey centre containing Orthodontics at Tamworth in new plan

The long-disused building would be replaced by a business centre containing six tenants, if Tamworth Regional Council signs off on the plan.

Plans submitted by Tamworth-based builder Formline show that the 1308 square-metre building will tower over neighbouring shops and homes in West Tamworth, at 11.7 metres tall.

Orthodontics at Tamworth owner Doctor Dinesh Sanmuganatha proposed the development in order to allow his business to migrate into a larger space from its current rented premises next door.

The remaining five tenancies have yet to go to market.

"We're probably looking at a mix of professionals through the building. Medical, legal, accounting practices. Something in that kind of mold," Dr Sanmuganatha said.

"We're going to take the entire first floor. For us, I think knowing that ... the anchor tenant's going to be an orthodontic practice, it'd make it more attractive to other medical tenancies."

The building has been designed to preserve the privacy of neighbouring residents, with limited windows facing homes. The design also limits the size of the openings facing them.

Formline Managing Director Stephen McDonald said early work for the $3.3m project will commence later this year with the demolition of the existing structure.

"With the time program we've got at the moment we're starting early next year," he said.

"I think that that'll get approved by Christmas, which means we can get a construction certificate first up next year and have the doors open by Christmas 2022."

The complex would feature 31 car parks at the rear of the building, accessible from side streets Church Street and Denne Street.

The building has been vacant since at least 2014.
