Critical infrastructure work is underway at the Sydney CBD-sized industrial business precinct near Westdale, that will allow new enterprise to move straight in.
At this rate, the first blocks of land at Goddard Lane will be on the market by Christmas, and Tamworth MP Kevin Anderson said it would be an ideal spot for large white goods storage like Woolworths' or Coles' robot warehouses.
"When you get into regional growth and economic development to this scale, it's about confidence - and the rest of NSW, big business and Australia sit up and take notice of the city as a hot spot for building and construction," he said.
"The multiplier effect economically is the envy of many regional cities in NSW.
"It sets up the platform to attract big business, whether that's white goods warehouses or business for the intermodal when it kicks on."
The business park is strategically linked to the Tamworth Intermodal Rail Hub, that will connect big business to the state's major port, Port Botany.
Mr Anderson met with Transport for NSW representatives in parliament on Thursday and invited them back to the region before trains are expected to roll through in September.
An $11 million trunk stormwater drain is one of the initial works to prepare the park for business.
It's expected to be completed by December 2021, when Tamworth Regional Council (TRC) mayor Col Murray hopes to see contracts with big business signed, sealed and delivered.
"It's one of the first keys to unlock the door for jobs," he said.

"The marketing has commenced and that's been taken up by a local real estate agent in conjunction with a Sydney real estate agent, and the council was keen to ensure local people were involved.
"This park is absolutely fundamental to the success of Blueprint 100, without available industrial land you don't get the job numbers, and without that people don't move to the city."
The stormwater drain and upgrades to Goddard Lane are the first stage of development.
