A new $9.5-million roundabout, funded by all three tiers of government, will unlock a new industrial block the size of Sydney's CBD along Gunnedah Road.
Tamworth Professionals owner John Oehlers said modelling based off similar plots of land in other regional cities suggested the estate could attract between 7000 and 10,000 jobs in 10 years time, once the land was fully occupied.

Mr Oehlers is marketing a 120-hectare block of the new precinct, bound by the highway, the airport turnoff and Country Road, for Hunter Land Group.
He's already locked in a service station to anchor the new roundabout.
"That's on a 2000-square-metre block and is the centre piece of stage one, so that'll kick it all off," Mr Oehlers said.
"We've had a fair bit of interest in that land. We've got some blocks exchanged with a sunset closure clause.
"Once you see dirt starting to turn, sold signs going up and construction starting, it generates more interest."
The 650-hectares of council-owned land on the opposite side is bound by the Oxley Highway and the proposed freight hub.
Burke and Smyth principal Gavin Knee expects those unique assets to attract logistic and transport businesses.
"But various other industries spin off from that one industry," Mr Knee said.
"With that freight-orientation comes all the other associated logistic companies."
Mr Knee said the infrastructure, such as the roundabout, road and drainage works, had to be in place before "we can realise the subdivision potential of the land".
"If you get the right infrastructure in there, it really does open up the possibilities," he said.
The state government recently contributed $20 million for the crucial road and drainage works to be carried out on the greenfield site.
